New Office Building

Neue Mainzer Straße, 60311 Frankfurt

Town Planning

As an urban-planned slice, and an ensemble with its two adjacent towers, this building complements the Skyline. It further adopts the distinctive realization of a functional redirection, not only of an access grid but also of the green Frankfurt Belt Ring.

Architecture

The architecture maintains a withheld and reassuring, yet individual and elegant presence. The new building should be a landmark and an identification-carrier of a dynamic bank in a city with an expanding economy, and it integrates with the city’s skyline, crucially determining the character of the city.

The horizontal basic use behind the preserved façades is used for open functions of trading and  gastronomy. As a contrast, the vertical use is defined by the predominant offices.

Facilities, Materials and Building Techniques

One ventilation system with fitted cooling function is installed, and it can be controlled individually. Additionally, a window ventilation is also designated. In order to dissipate the thermal loads, the system is built as a cooling ceiling. With the thermal loads dissipated, the sun-protection blinds reduce the energy consumption.

Construction Method

The building orients itself with a south-western opening of the block, and with the major wind directions on either side, then the micro-climates in this financial district get improved. In this way, evidently, after each weather condition, the contaminated air masses from the River Main will be systematically sucked away or freshly aired out.

Connection and Access

Internally the building is accessed through two staircases and 15 elevators. Escalators connect the conference area and training area with a casino. The office levels can only be accessed from the code-card operated elevators. The fire-fighter’s elevator ensures a smooth connection between the shop and the core of the building.
