In order to keep the light traffic condition on Görmitz island, which is currently under the nature and landscape protection, the traffic is diverted right at the beginning of the development from the north-eastern side to a parking lot. A narrow one-way road network, which all pedestrians, bicycles and car traffic have equal use of, ensures the transport and fire brigade access. The available marina, with boat dock and a jetty for houseboat, is extended.
Having the water front in mind, we have developed the town planning concept from the first basic module of a houseboat (1 Res Unit: 65m2 plus 30m2 water terrace ) over the second basic module of boathouse ( 1 Res Unit: 65m2 plus 190m2 garden area ) until the third basic module of horizontal tier-house the maximum ( 1 Res Unit: 143m2 plus 144m2 garden area). Further highlights include boat docks, Café, restaurant and local-supply-square, hotel and wellness centre, ornithologists tower with Café/ restaurant, ferry terminal, and beach.
Solar electricity and solar panels are used for utility water heating (the longest sun light duration in the region), heat pump and pellets for heat energy, island’s own drinking water supply and disposal over one plants bed sewage facility, the use of the passive sun energy with large-dimensioned composite heat insulation materials, the conditioning of all surfaces with low temperature fluctuation and hygienic and harmless building materials to support the comfort of living of the healthy and allergy-having residents.
The architecture should emphasize the maritime character. The separation between the one-storey houseboats and boathouses in the waterside area, and one concentration with two-storey tier-houses towards the inland of the island should allow a clear transparent and opening view in the water side areas. The houses themselves are built from ready-made plywood modules.
