The urban villa in Landhausstraße 30 in Berlin was a lordly old building, elegantly situated on a hillside and should be renovated, modernized and raised by a story. In the back of the property, there is a park-like garden. The Landhausstraße is a quiet service road situated in one of Berlin city west’s prime residential locations.
In order to keep it’s old character, regulations due to building materials, heat, noise, moisture and fire insulation could only partly be fulfilled. The newly constructed stories do meet all required standards. A new floor-floating screed was poured to massively increase noise insulation, newly constructed apartment separating walls are constructed equal to those in new constructed buildings. Room separating walls are double-covered.
