The property Gradestraße 35, 12347 Berlin-Neukölln was divided into a rear, built-up area of 10,112m2 and a front, street-side undeveloped area of 5,840m2. To increase the visibility of this company, the new building was positioned as far forward as possible to the street. On the 1st and 2nd upper floors, a windowed access corridor running along the street façade provides a view of the inner building structure with the rolling gates of the storage boxes.
At present, the company premises on the northern side of the site are accessed via an existing access road for the adjacent public transport from Gradestraße. This access road will continue to be used. The access road existing to the south will be added to the property to be separated to the south.
The main entrance of the building for the reception of customers is located at the north-eastern side of the building, the entrance for the delivery to the upper floors at the eastern side of the building.
Inside the building there are 2 staircases and 2 freight elevators connecting all 3 upper floors and one basement.
Within the floors there are corridors which provide access to the self-storage boxes.
The building is primarily used for safe, clean and dry self-storage of material goods. For this purpose, storage boxes in sizes between 1m2 and 27m2 are offered on the three full floors and one basement. On the ground floor, there is also a sales shop in the north-eastern area for customer service and for the sale of storage utensils (cartons, adhesive tape, labels etc.). A maximum of two out of three employees work in this sales shop at the same time. They look after the customers from a reception desk, manage their work via an IT room, hand out storage utensils via the warehouse and take their breaks in the break room’s kitchenette. The two employees on the ground floor have access to a barrier-free disabled WC. The caretaker also has a small room on the ground floor.
